Removing PMI: Typically when being loaned an amount over 80% of the properties value, lenders will require an additional insurance payment called PMI. Often times this payment is folded into the mortgage payment and is forgotten about. PMI is removed when the loan-to-value ratio is below 80% by way of payments or appreciation of value. If you have made updates to your property since purchase and are still paying PMI or are close to the 80% threshold, getting a professional appraisal could help remove the PMI, saving you money.

For Sale By Owner: If you are looking to sell a property without the assistance from a real estate agent, an appraisal can help ensure your selling the property for what it is worth.
